Information inför garantibesiktning - Brf Almandinen

Till samtliga lägenhetsinnehavare

Fastigheten genomgår nu en garantibesiktning (2025-08-25 – 2025-08-29). Syftet är att upptäcka eventuella fel eller brister som har uppkommit under garantitiden efter färdigställandet av fastigheten.

Viktigt att veta:
- Endast fel som har uppstått under garantitiden (från slutbesiktningen fram till nu) kommer att behandlas.
- Styrelsen ansvarar för att samla in tidigare rapporterade fel och vidarebefordra dem till besiktningsmannen.

Fel som inte omfattas:
- Skador orsakade av eget bruk eller felaktig skötsel.
- Förändringar som gjorts av lägenhetsinnehavaren.

- Fel som finns med i tidigare utförd slutbesiktning.

To all apartment owners

The property will undergo a warranty inspection between August 25, 2025 – August 29, 2025.
The purpose of this inspection is to identify any defects or issues that have arisen during the warranty period since the completion of the property.

Schedule:

  • Bollmorabacken 17 – August 25
    09:00–13:00 (floors -2 to 0)
    14:00–18:00 (floors 1 to 3)

  • Bollmorabacken 19 – August 26
    09:00–13:00 (floors -2 to 1)
    14:00–18:00 (floors 1 to 3)

  • Bollmorabacken 21 – August 27
    09:00–13:00 (floors -2 to 1)
    14:00–18:00 (floors 1 to 3)

  • Bollmorabacken 23 – August 28
    09:00–13:00 (floors -2 to 1)
    14:00–18:00 (floors 1 to 3)

Important information:

  • Only defects that have occurred during the warranty period (from the final inspection until now) will be addressed.

  • The board is responsible for collecting previously reported defects and forwarding them to the inspector.

Defects not covered:

  • Damages caused by your own use or improper maintenance.

  • Changes made by the apartment owner.

  • Defects already noted in the previous final inspection report.

How to report defects

Please submit your defect report at:
hsb.se/stockholm/kontakt

Start your report with "Warranty defect" and then include your name, address, and apartment number – both the Swedish Tax Agency’s number and the association’s code, for example: 1103 – 353.

Please provide:

  1. Type of defect

  2. Location

  3. When the defect was discovered

  4. Additional information

Write down the warranty defects you have reported and tape the list to the inside of your front door.

Submit your defect report no later than August 20, 2025.
