Vi vill informera om några viktiga saker som kommer att ske i föreningen under de närmaste veckorna.

Installation av mobilmast – Hus 17

Nästa vecka (vecka 36) kommer arbetet med att montera och installera mobilmasten på taket på hus 17 att påbörjas.

Arbetet kommer bland annat att innefatta borrning och montering med kran, vilket innebär att störande ljud kan förekomma under arbetets gång.

Arbetet är planerat att pågå under följande tider:

• Måndag–onsdag: kl. 07.00–19.00
• Torsdag: kl. 07.00–13.00

Observera att viss borrning även kommer att utföras i styrelserummet. Detta kan innebära störande ljud för boende i port 19.

Vi ber om överseende med eventuella störningar som arbetet kan medföra och tackar för er förståelse.

Filterbyte – september

Vi vill även påminna om att årets andra filterbyte är planerat att genomföras i mitten av september.

Dear Members,

We would like to inform you about a few important matters that will take place in the association over the coming weeks.

Installation of Mobile Phone Mast – Building 17

Next week (week 36), work will begin on the installation and assembly of the mobile phone mast on the roof of Building 17.

The work will include drilling and assembly using a crane, which means that disturbing noise may occur during the work.

The work is scheduled to take place during the following hours:

• Monday–Wednesday: 7:00 AM–7:00 PM
• Thursday: 7:00 AM–1:00 PM

Please note that some drilling will also be carried out in the boardroom. This may result in disturbing noise for residents in Building 19.

We kindly ask for your understanding regarding any inconvenience the work may cause, and we thank you for your patience and cooperation.

Filter Replacement – September

We would also like to remind you that the second filter replacement of the year is scheduled to take place in mid-September.

More information regarding the exact dates and times will be provided shortly.

Hej medlemmar!

Tack till alla som hjälper till att sortera vårt avfall på rätt sätt! Vi är glada över att de första två veckorna med vårt nya system för hushållsnära sortering har fungerat bra.

Vi har tyvärr uppmärksammat att stora bitar frigolit har slängts i sopnedkastet för restavfall, vilket har gjort att behållaren nu är full. Restavfallet töms normalt på måndagar, men under semestertider kan tömningen påverkas. Vi ber därför om tålamod till imorgon, då vi hoppas att restavfallet blir hämtat.

Vi vill också informera om att behållaren för pappersinsamling är full. Den töms normalt på tisdagar.

Vi ber er därför att invänta nästa tömning och att inte ställa avfall bredvid behållarna eller lämna skräp i våra gemensamma utrymmen.

Vi ber även om överseende med att hämtning och tömning under denna prövoperiod kanske inte alltid fungerar helt smidigt. Eftersom systemet är nytt vet vi ännu inte hur stora avfallsmängderna blir eller hur ofta tömning kommer att behövas framöver. Under den här perioden utvärderar vi därför både användningen och behovet av framtida tömningsintervall.

Dear Residents,

Thank you to everyone who is helping to sort household waste correctly. We are pleased that the first two weeks of our new curbside waste sorting system have gone well.

Unfortunately, we have noticed that large pieces of Styrofoam have been disposed of in the residual waste chute, causing the container to become full. Residual waste is normally collected on Mondays, but collection schedules may be affected during the holiday season. We kindly ask for your patience until tomorrow, when we hope the waste will be collected.

We would also like to inform you that the paper recycling container is currently full. It is normally emptied on Tuesdays.

We therefore ask everyone to wait until the next scheduled collection and to refrain from leaving waste next to the containers or littering our shared living environment.

We also appreciate your understanding that waste collection and emptying may not always run smoothly during this trial period. As this is a new system, we do not yet know the volume of waste that will be generated or how frequently collections will be needed in the future. During this period, we are evaluating both usage and the appropriate collection schedule.

Nu är den nya avfallshanteringen äntligen på plats! Från och med ikväll kan ni sortera ert avfall enligt följande:

🗑️ Sopnedkasten mellan port 17 och 19

• Restavfall
• Matavfall

♻️ Kärlskåpen mellan port 19 och 21   

• Tidningar och reklamblad
• Metallförpackningar
• Ofärgat och färgat glas

📦 Sopnedkasten mellan port 21 och 23

• Pappers- och kartongförpackningar (stora kartonger ska vikas eller klippas i mindre bitar för att inte fastna i inkastet)
• Plastförpackningar

Vi vill också passa på att påminna om att allt hushållsavfall ska lämnas i Brf Almandinens egna avfallsanläggningar. Om du tidigare har använt grannföreningens sopnedkast ber vi dig att omedelbart upphöra med detta. Det medför onödiga kostnader för vår förening och riskerar att skapa onödiga motsättningar mellan föreningarna.

Nu ser vi fram emot att tillsammans hålla vår återvinning välfungerande genom att sortera avfallet på rätt sätt och använda de avfallslösningar som finns inom vår egen förening.

Our new waste management system is finally in place! Starting this evening, please sort your waste as follows:

🗑️ Underground waste containers between entrances 17 and 19

• Residual (household) waste
• Food waste

♻️ Recycling cabinets between entrances 19 and 21

• Newspapers and advertising leaflets
• Metal packaging
• Clear and colored glass

📦 Underground waste containers between entrances 21 and 23

• Paper and cardboard packaging (large cardboard boxes must be folded or cut into smaller pieces to prevent them from getting stuck in the chute)
• Plastic packaging

We would also like to remind everyone that all household waste must be disposed of using Brf Almandinen's own waste facilities. If you have previously used the neighboring housing association's waste containers, we kindly ask you to stop doing so immediately. This results in unnecessary costs for our association and may create unnecessary tension between the two associations.

We now look forward to everyone helping keep our recycling system working well by sorting waste correctly and using the waste facilities provided within our own association.

Nu närmar vi oss målet med förberedelserna inför vår nya avfallshantering!

Vissa av er har kanske redan märkt att sopnedkasten idag har försetts med lås. Vi vill därför påminna om att ni från och med idag behöver ta med er lägenhetsnyckeln när ni ska kasta era sopor.

Mer information och ytterligare uppdateringar kommer inom de närmaste dagarna gällande våra nya kärlskåp och de avstängda sopnedkasten mellan port 21 och 23.

Hello!

We are now nearing the final stage of the preparations for our new waste management system.

Some of you may have already noticed that the garbage chutes have been fitted with locks today. We would therefore like to remind you that, from today onwards, you will need to bring your apartment key when disposing of your household waste.

More information and further updates regarding our new waste collection cabinets and the closed garbage chutes (21-23) will be provided over the coming days.

Tack till alla medlemmar som deltog på årets ordinarie föreningsstämma!

Här kommer en översikt över de viktigaste besluten och informationen från mötet.

Ekonomi och förvaltning

• Årsredovisningen, inklusive resultat- och balansräkning, fastställdes.
• Styrelsen beviljades ansvarsfrihet för verksamhetsåret 2025.
• Föreningens ekonomi bedöms som stabil och god. Likviditeten har stärkts och kassaflödet förbättrats under året.
• Samtliga lägenheter är nu sålda och alla garageplatser uthyrda.

Fastighet och underhåll

• Tvåårsbesiktningen av fastigheten har genomförts. Den säkerställer att eventuella byggfel kan rapporteras till entreprenören inom garantitiden.
• En långsiktig underhållsplan håller på att tas fram för att ge bättre framförhållning och planering.

Lån och ekonomi framåt

• Styrelsen arbetar med att omförhandla två lån som ska läggas om under 2026.
• Stämman beslutade att styrelsearvodet för kommande verksamhetsår ska vara 100 000 kr.

Nya stadgar antagna

Stämman antog nya stadgar. De viktigaste förändringarna är:

• Byggbolaget SPG tas bort ur stadgarna.
• Mandatperioden för styrelseledamöter ändras från 1 år till 2 år.

Detta var det andra och slutliga beslutet i stadgeändringsprocessen. Ändringarna skickas nu in för registrering hos Bolagsverket.

Följande styrelse valdes för kommande mandatperiod:

Avslutning

Styrelsen tackar för förtroendet och ser fram emot ett fortsatt gott samarbete under det kommande året.

Thank you to all members who attended this year's Annual General Meeting.

Below is a summary of the key decisions and information presented during the meeting.

Finance and Management

• The Annual Report, including the Income Statement and Balance Sheet, was approved.
• The Board of Directors was granted discharge from liability for the 2025 financial year.
• The Association's financial position is considered stable and strong. Liquidity has improved, and cash flow has strengthened during the year.
• All apartments have now been sold, and all parking spaces have been rented out.

Property and Maintenance

• The two-year property inspection has been completed. This inspection ensures that any construction defects can be reported to the contractor within the warranty period.
• A long-term maintenance plan is currently being developed to improve planning and provide greater predictability for future maintenance needs.

Loans and Future Finances

• The Board is currently working on renegotiating two loans that are due for refinancing in 2026.
• The General Meeting resolved that the Board remuneration for the upcoming financial year shall be SEK 100,000.

New Bylaws Adopted

The General Meeting adopted new bylaws. The most significant changes are:

• The developer SPG has been removed from the bylaws.
• The term of office for Board members has been changed from one year to two years.

This was the second and final decision required in the bylaw amendment process. The updated bylaws will now be submitted to the Swedish Companies Registration Office (Bolagsverket) for registration.
